Founded in 1862 by George Peabody to help Londoners in need, we’ve been providing safe, secure and comfortable homes for over 160 years.

We believe that having a safe, well-maintained and affordable home is the foundation to positive health, happiness and wellbeing.

As a not-for-profit housing association, we work with residents to help them live their lives to the full. From inclusive communities to opportunities to grow, and support when it’s needed. We work closely with partners and stakeholders to bring together different views, skills and ideas. So we can deliver what really matters to our residents.

It’s been a challenging year for housing as we manage the impact of multiple demands, from the need to continue investing in residents’ homes and improving our services, to doing our bit to help tackle the chronic shortage of affordable homes. While navigating these challenges – and one of the most difficult financial climates following years of rent decreases – we’ve continued to put residents at the heart of everything we do so we can make tough decisions and do the right thing.

Who we are

More than 160 years after it was established, Peabody is one of the oldest not-for-profit housing associations in the UK.

We have three active registered providers of social housing in the Group – Peabody Trust, Town and Country Housing and Peabody Developments Limited (PDL).

The Peabody Group is responsible for nearly 109,000 homes, with around 220,000 residents across London and the Home Counties. We also provide care and support services to around 26,275 customers.

Our workforce of around 3,900 colleagues is focused on doing what’s right for residents, and working closely with them to provide the support when people need it most.

What we do

We’re focused on becoming more local, and now have people on the ground in our 140 neighbourhoods. This local approach means that we can better meet the needs of residents and those living in local communities. We are committed to investing in homes so they are safe, well maintained, and as energy efficient as possible.

We work with councils and communities to help promote economic inclusion, help tackle inequality and poverty, through our Peabody Community Foundation.

Our rents were £1.1bn lower than the market in 2024-25. And with an average rent of £147 per week in London and the South East, we offer significant value for residents and communities.

We are also committed to building much-needed affordable homes to help tackle the chronic shortage of homes in London and the South East.

Our highlights

Peabody is a community benefit society and one of the largest and most complex housing groups in the UK. The group comprises 42 corporate entities, including a regulated registered provider, three PLCs, direct labour organisations, two active charities, and a number of LLPs used to deliver major development and regeneration programmes.

Peabody has annual income of approximately £1 billion, a development pipeline valued at around £1 billion, and total group assets of £13.5 billion. The group has over £5 billion of drawn debt, including listed bonds, and is rated by S&P, Fitch, and Moody’s.
